Early Christmas Preparation

The Philippines is probably the only country where Christmas Season is celebrated really early and observed until mid part of January. That is why it is really not that strange to hear Christmas Carol as early as October or even see a Christmas tree being put up early November. I guess this is attributed to our culture and religion. But for whatever reason, this activity is actually my favorite part of the year.
I am sure you will agree with me that Christmas is really the busiest time of the year. That is why to avoid unnecessary stress; it is better and wiser to plan way ahead of time.

Here are some tips:
  • If you are planning to decorate your house with Christmas trimmings, it is better to conceptualize first before heading to the mall. Have a solid concept and stick to it. Don't get lost along the many decorative concepts being displayed in the mall. Be true to what you like and execute it.
  • Since Christmas is really a busy season, schedule dinner appointments with family ahead of time. Do not rely on your memory. If there are family members coming home for Christmas, make sure block your calendar for them. It is also the time of the year when dinner invites are abundant. Make sure your calendar is updated to avoid disappointing friends and family.
  • List down all the people you need to buy gifts for. The important tip I can give here is to group them according to the type of gift you intend to give. A sample of this can be beauty and make up, clothing, jewelry and toys. This way you can schedule your trip to the mall properly without hurting your feet.
  • Budget. Last minute shopping and preparation mean bigger chances that you will spend more based on what you have planned. Segregating your Christmas money at an early stage will benefit you in many ways you can imagine.
  • If you and your family are planning for an out-of-the-country celebration, early purchase of airfare and accommodation would still be cheaper. Avoid last minutes decisions when it comes to travelling.
Christmas is all about love and festivity. Do not stress yourself. Instead, plan ahead and execute it properly.

Advance Happy Holidays to all!

New Houses for Average Filipinos

What are the kinds of benefits can houses offer to their residents in today’s modern trends? The popularity of houses had significantly dropped due to the fact that these types of housings lack the necessary benefits that other types of modern housings are known to offer, such as the benefit of living within walking distance from popular business and commercial districts.

However, there are a number of new house and lot for sale Philippines today that can offer their residents benefits that can conform to their modern needs, particularly with the needs of their growing children.

Where New Houses are Found
Compared to houses mostly found in residential districts of the city, many of these new houses are found around the outskirts of Metro Manila. Although at a disadvantage in terms of accessibility, the advantage of its location is that these new houses can offer an environment suitable for a growing Filipino family. But other than just found in the outskirts, these new houses are found in exclusive housing communities.

The Luxury of Exclusivity
Most of these new house and lot for sale Philippines are found in exclusive and secured housing communities, which is much similar to subdivisions but smaller. Because of this, residents can enjoy the safety that these communities can offer for them and their children which is unlike those of living in most residential districts in the country.

Wide Open Spaces and Amenities
Another reason why these new houses became popular in the Philippines is because of its amenities. Condominiums and condominium complexes, as well as a number of subdivisions, according to real estate experts, are the only types of housings that can offer amenities such as swimming pools and playgrounds for their residents.

However, many new small housing communities around the outskirts of Metro Manila can now also offer the same amenities that these luxuries and expensive types of housings can offer, such as wide open spaces, swimming pools, recreational parks, playgrounds, as well as sports complexes. However, compared to those expensive types of housings, houses sold in these communities are much more affordable.

Much more Affordable Houses
Compared to houses in residential districts, these new house and lot for sale Philippines are known to offer a set of new term of payment that allowed many Filipinos to own a house without having to invest hundreds of thousands in one sitting. This is because these new houses can now be owned and paid in installment.

Recycling Products with Nice Packaging

There are moments when we buy products just because they have a nice and attractive packaging. In fact, this trick is most of the time being deployed by manufacturers. Somewhat, we have been victimized by this marketing strategy at some point.

That is why today, we are featuring flexible packaging items that can be used as a nice functioning decorative piece inside your house.

Metal Suitcase
Would you believe that this silver, metal case is once a package for liquor? That is right. This sexy suitcase used to hold 2 bottles of tequila. But now I am using it as a holder of important documents such as Birth Certificate, old school records etc. Aside from function, I am sure you will agree that the metal suitcase is one great d├ęcor in your room.

Watch Cases
I love collecting watches. For that reason, I get a lot of interesting tin cans with unique designs. One function you can have for watch cases is to keep loose screw and nails. A nice way to keep unsightly yet important items you have in your house. Other use can be medicine case, sewing kit or even coin holder.

Tea Case
Do you love drinking tea? Well, I really do. The wooden box you are seeing was once a tea bag holder. But this time around, I use it to keep important business cards I need to keep personally. Sure, I can buy business card holder, however, I prefer to have an item that has character and it is unique; so to speak.

Now, the next time you see a nicely packaged product, think ahead to determine the next purpose you can do with it. Be creative and be unique. It is a lot of fun recycling packaging as decorative items in your house.

Discrete Philippine Urban Properties

Here are some of the advantages that you can get in owning discrete urban Philippines property.

One of the major disadvantages of owning urban real estate properties Philippines is that it often sacrifices privacy and security. It is true that the Philippine real estate industry is one of the most competitive, in which quality real estate is sold at very competitive prices. However, there are also real estate properties Philippines that actually have its chare of urban decay and inadequate planning.

Usually, urban residential properties Philippines are located in crowded urban areas, where space is already considered as a luxury. Most of the time, such residential properties actually suffers from cramped spaces, inadequate greeneries, monotonous concrete landscape, and most especially, the sacrifice of privacy. In this case, such residential properties are actually designed in a way that it may be near the main street, but is actually fronting it. In such situations, most usually, the only way that you can maintain your privacy is to construct very high walls facing the street. This then sacrifices you enjoying spaces and viewing landscapes, for it further makes you have a feeling of cramped spaces.

It is a good thing that there are residential properties Philippines developers that are actually developing residential properties in a discrete way. Such properties are still conveniently located near the main streets and avenues, while maintaining your privacy. This is Ayala Land’s Abrio.

One of the major advantages of Abrio is that it actually makes you own elegant and luxurious residential  Philippines property without having to sacrifice your privacy. Abrio’s residential properties Philippines are designed in a way that you can actually have maximum privacy and security without having to build such high walls around your house. This is because the communities of Abrio have designed their network of roads in a way that your house will not have to face the street. In this case, you still will not have problems regarding your driveway, for Abrio’s right of way is actually as wide as one of Metropolitan Manila’s main avenues, which is Ayala Avenue.

Abrio’s properties are also located in one of the premier low density neighbourhoods in the country, which surely gives you a more comfortable urban living. In this case, choosing Abrio by Ayala Land may be the best Philippines property that you may own.

There is however a trick on how to deal with the noise level to be very minimal - and this does not mean you have to sacrifice the quality of your living just because you cannot create that much noise.

If you live in a condo, for sure you have heard horror stories of an owner reporting a neighbor because of a barking dog, blaring stereo or TV and to a point even marital arguments from couples. But with a little bit of awareness, you sure can avoid getting a surprise knock from Building Management.
  • If you are a future dog owner, make sure his line of breed does not belong to the noisy or loud barking dogs. To site some are: German shepherd, Terrier, Pinscher, Beagle, etc. Dog barks if out of control can be irritating to your neighbors.
  • Area rugs and other form of carpets are good items to place in your condominium. Carpets absorb noise that bounces on your floor; may it be made of wood or tiles. If your apartment is carpeted, you are in a better situation.
  • Hang thick curtains. Just like the carpet, curtains absorb the noise deflected on your walls.
  • Believe it or not, your wall painting and other decorative items placed on your wall also redirect the noise wave to a reduced noise level. Instead of directly bouncing to you walls, the painting serves a diffuser of the noise level.
  • Be responsible. Keep your TV and stereo level to a minimum. Not only during late hours but during the entire day.
  • Put rubber cushions to your chairs and table legs. This will protect your flooring from scratches and at the same time reduce the noise when being moved.
  • Phone ringer in medium settings. Although a very few who owns one nowadays, make sure you lower down the volume of your phones. Place it in a setting just enough for you to hear the ring.
