Moving House: Four Common Challenges Encountered When Moving House

There are several reasons why people move. Some may do so because they want to stay somewhere bigger and nicer, or perhaps… the exact opposite. For others, the action may be brought about by job relocation or an opportunity to get better education. There are quite a few who may need to transfer to an area that offers healthier living environment. And then there are those who may want to be closer to the rest of their families, relatives and loved ones and spend quality time or retirement years with them.

What Are The Common Challenges Encountered When Moving Houses
Regardless if you’re going to reside in a newly-bought Philippine property for sale or live in a mid-rise condo for rent in Manila, the truth of the matter is, a change in the PH home can be very stressful especially if it’s your first time.

Know the common obstacles you’re bound to encounter should you come to the point when it’s time to shift houses. Here are four of them.

1.       Moving to a new home requires time. Considering the items you own, which do you keep and what do you sell? How will you pack or wrap them up and transport them to a different location? Keep in mind that the variety can be a challenge – clothes, books, utensils and toiletries to food, plants, appliances, electronics and equipment. You’ll have to have a good game plan so that the transfer will be quick and efficient.

2.       It involves money. Another aspect worth thinking about is the actual cost it will incur to you as a homeowner. Will it be cheaper to do it yourself, ask for friends’ assistance or hire a transport company instead? Budgeting also plays an important role as enlisting the professional help of a mover can be expensive in certain areas and vicinities.

3.       It can create damage to your things as well as cause you physical injuries. There are instances when a simple, incorrect packing can produce costly mistake. Glassware or furniture can be broken if not handled with care. Additionally, you can be subjected to bruises or wounds when carrying heavy packages and boxes if not careful.

4.       There are limits on transporting valuables. There are situations when you’ll have to take care of your valuables on your own and not include them with the rest of the packages. These pertain to jewelry, money, medicines and other documents such as bills, credit cards, birth certificates, contracts.

Tips When Buying Low-Cost Housing Units

There have been a lot of great developments in the field of housing in the Philippines in the past few years. Gone are the days when buying a house is only for those who hold executive positions in big companies. Nowadays, the increase in the number of low-cost housing developments has put this dream within reach of more people.

Aside from getting a condo in the Philippines, many other people are buying low-cost housing units. For some people who prefer Philippine properties that come with a lot or a land, these low-cost housing developments are good options.

One of the common characteristics of these low-cost housing developments is the use of precast materials which greatly reduced cost of materials and labor. Aside from this, most low-cost housing units are built as townhouse types where each unit, except for an end unit, shares a wall with the adjacent units.

However, do not expect these units to have huge floor and lot areas. The usual lot areas range from 35 to 60 square meters while the usual floor areas range from as little as 25 square meters to as much as 70 square meters. The usual price changes depending on the lot and floor area, but you can now get these units for very low monthly amortizations.

If you are looking for a very affordable property to purchase, these low-cost housing units are good options. Below are some tips to help you when buying.

·         Visit the site. The location of these developments is also a usual factor in the low price that these properties have. Most low-cost housing developments are located in areas where land prices are not that high. Hence, you will need to visit the site so you can see for yourself the roads and areas leading to the development.

·         View an actual unit. Do not settle for pictures, brochures, or small-scale model houses. Any reputable developer should have some actual units that potential buyers can view. When viewing an actual unit, check the workmanship carefully and clarify the condition of the unit that will be turned over to you.

·         Make sure you have the required documents and clarify amortization rates. These low-cost housing developments are available for housing loan either through banks, the developer, or Pag-Ibig fund. Clarify the requirements for each funding option and most importantly, the amortization rates for each of them. This will help you decide better on which option is best for you.

Tips For Building An Energy-Efficient House

An energy efficient house is not an unattainable idea. It is, now more than ever, very doable and actually necessary. Especially with the nonstop increase in electricity and water bills, making one’s house energy-efficient is probably one of the most (if not the most) practical investments you can make for your home. However, if you have no idea how and where to start, here are some tips for building an energy-efficient house.

Make wiring systems safe from the elements but readily accessible

You see, compromised wirings not only pose a serious risk of fire accidents, but they are also responsible for major losses in electrical energy, which you are unfortunately paying for. In order to make sure that your Philippine home’s wirings are fully functional and always efficient, place them somewhere where they are not constantly exposed to the burning heat of the sun or the relentless soaking from the rain, but they are still accessible enough to be checked regularly.

This should pro-long the life of your house circuits and maintain electrical efficiency. At the same time, this would also allow you to make changes or re-wiring without taking your walls apart.

Arrange your rooms to make better use of environmental conditions

It sounds more complicated than it really is. Basically, this just means planning the layout in such a way that the rooms match the right conditions for their purpose. Bedrooms, for example, should be placed facing away from the sun in order to stay cool. At the same time, living rooms and study rooms would benefit a lot from sunlight so you may place them in the part/s of the house where sunlight can reach from morning to nightfall. These should shave off a few bucks from your electricity bills since you’ll be utilizing light from the sun and minimizing the need for air-conditioning at night.

Also, high ceilings and a through-and-through corridor would also help a lot in catching drafts and allowing heat to escape.

Make your house greener
A lot of new Philippine real estate properties are now designed to be greener so following suit will definitely be beneficial. Incorporate plants in your house’s layout. They not only absorb carbon dioxide (which is a greenhouse gas), but they also release cooler Oxgen into the air and take in water which might otherwise be just discarded. Consider putting plants inside every room in order to lessen the need for humidifiers and air-cooling systems.

First-Time Homebuyers: Four More Questions To Ask As A First-Time Condo Buyer

There are certain questions a buyer should ask if it’s his first time to explore the possibility of living in a condominium environment. One of these is the SOP (standard operating procedure) on maintenance and repairs. After all, this is a well-known benefit that makes condos stand out from the rest of its competing residential types. Another is the amount of restriction when it comes to improvements and decorations. This is perhaps a huge downside in a condo lifestyle – the inability to make major changes on the unit.

What To Ask Further As A First-Time Condo Buyer
Apart from the items mentioned, there are still some angles worth checking out. Here are four of them.

1.       How does the association manage its residents? The manner in which the residents respond to the rules and regulations up to the moment when these guys file complaints are great indicators of how good or bad the management procedures are. Are there many delinquent occupants? This can be a sign of discontentment on the part of the owner or tenant. Are there a lot of people complaining about slow response to plumbing or electrical-related issues? There must be existing management difficulties to make the association render a bad service.

2.       Are the owners or tenants entitled to have their own parking spaces? There are instances when a complex has limited slots for parked vehicles. If a unit occupant wants one, he or she has to pay very high fees just to have access to it. Therefore, determine if the condominium comes with parking and how much it costs. How do they deal with situations when an extra space is needed for guests? How secure is the stall and can they be rented for a specific period of time?

3.       Are pets allowed? There are Philippine home types like apartments and condominiums that restrict dogs of certain breed and size from staying in the Philippine property premises. Find out if the complex is not an exception. Have a copy of the house rules so you will be guided well.

4.       Are the noise problems really bad? Noise issues are unavoidable in condos. These can come from noisy neighbors or being close to shared busy areas like the elevator, pool or spa. It will be wise to pay it a visit on different days and at different times to assess how much it will impact you once you moved in on the area.

Philippine Home Design Trends For 2014

Fashion, like all things, change. So expect most of the trends of 2013 to be replaced with new ones this 2014, including those in home design. The question now is how would the Philippine home design trends for 2014 look like? Here are some ideas.

Purple is in
Neutral colors as well as Earth colors that dominated the designs last year are now taking the backseat as purple takes over. In fact, according to the American company Pantone, this year’s new color schemes will be revolving around Radiant Orchid or similar color blends such as pink, and fuchsia. Vibrant hues are also expected to be popular because they would make a stark contrast with the dull colors of last year, but do not count the black and white tandem out just yet when choosing to redesign your Philippinehome. They still provide great accents.

Vintage is back
Old school is once again gaining ground and inspiration. Wooden pieces of 2013 are starting to give way to elaborate, metal-clad designs of the 30’s and 40’s. Vintage, designers expect, will not be confined to just accents but also to many furniture pieces and overall designs. However, do not just go buying old Philippine real estate properties because it might difficult to redesign it to be at par with newer ones.

Functionality is prioritized
Despite the radical change in trends and the stronger emphasis on space, home designs of 2014 are expected to be centered on functionality. Space saving shapes, versatility, and layouts that can be used for other purposes will be prioritized over glamorous and less functional styles. This means stackable chairs, unfolding corner sofas, and other furniture pieces with built in storage spaces will be seen more often in interior design exhibits and display setups. Say goodbye to elements whose sole function is to provide visual appeal. A good rule would be to check for convenience and comfort.

This, however, does not mean that motifs and overall themes will be automatically abandoned this year. Not necessarily. You see, even though some mix-and-match are encouraged, a home’s general design can still be coherent or intact. Designers agree that you can still be vintage or vibrant while being completely practical and functional.

For those who have their own style, you may freely mix your own style and those that are trending for this year. You will end up with a design that is uniquely your own.
